Spawn Area: Desert Temple + Village Combo
You spawn next to a desert pyramid and a village almost immediately. This alone is rare, but the layout makes it even better:

The desert pyramid is close enough to include in your opening route without losing much time.

Nether Structure Layout: Fortress + Bastion Close Together
Once you enter the Nether, the seed keeps being generous:
There is a Nether fortress and a bastion remnant very close to each other.

Grab blaze rods from the fortress.
Gather gold and piglin trades from the bastion for ender pearls.
Having both structures near your Nether spawn saves a huge amount of travel time and reduces the randomness in your route. You spend less time wandering the Nether and more time progressing directly toward the End.
